Booking Confirmation and Payment
​Bookings are from Saturday to Saturday, however sometimes we are able to support short bookings, please email with enquiries.
The lead guest must be aged 18 or over.
A booking is confirmed once we receive a non-refundable deposit of 25% or the full balance for imminent booking.

The remainder of your balance must be paid, in full, at least 6 weeks before the arrival date or will automatically be taken via you payment card.

Cancellation Policy
Cancellation prior to paying the final booking fee – we will retain your deposit, however if we are able to rebook the cottage for the same dates and price we will be happy to refund your deposit minus a 5% administration fee.
Cancellation once the full booking fee has be paid – we will retain the full booking fee. However, if we are able to rebook the cottage for the same dates and price, we will be happy to refund your full booking fee minus a 5% administration fee.
We therefore advice all guests to take out their own travel insurance policy to cover any circumstances that may lead to cancellation of your booking.
You can be assured that we do our best to re-let the cottage accordingly.

Check-in time: 4:00 PM
Check-out time: 9:30 AM*
*Prior to departure, guests are asked to strip all beds and place bedding and towels in the designated bags.
Occupancy
We are licensed to provide a maximum occupancy of 5 guests in total. Infants and children are counted within this total. Sleeping arrangements are accommodated in our Double Bedroom, which has one double bed and our Family Bedroom, which has one double and one single bed.
Only the guests listed on the booking form are permitted to stay overnight at the cottage.

Cottage Rules

No pets are allowed at the property.

All persons using the accommodation at any time must not exceed the maximum number as stated when booking.

The cottage operates a No Smoking Policy.

You, or any member of your party, are not to cause an annoyance, become a nuisance to occupants of adjoining premises during your stay, act illegally or antisocially or conduct yourselves in such a way that any damage is likely to be caused.

You will be responsible for all damage or breakages caused by you and/or any members of your party (whichever applies) to the property or its contents (including the cost of any work needed to put this right).

Recycling information is provided in the cottage and the bins can only be used for the contents allowed.

There is NO kerbside glass recycling in the village and you must take all glass to facilities available at Latheron Carpark near Tesco.

In terms of promoting energy conservation, electricity is paid for via a £1/£2 coin operated meter to allow guests to be in control of their own energy consumption. To start your holiday off, we have added £30 credit to the meter as a thank you, non-refundable gift from us for your booking and supporting of our energy conservation efforts.

Complaints and Issues
Any issues or complaints should be reported to us immediately. We will make every effort to resolve them promptly.
We reserve the right to enter the property at any reasonable time to carry out essential maintenance or inspections. We will of course contact you to arrange this unless an emergency situation arises.

Events Beyond Our Control
We, as owners of the cottage, are not liable for any loss or damage caused by events beyond our control, including but not limited to natural disasters, strikes, or government restrictions for example:-
A. Labour disputes or strike;
B. Acts of terrorism, war, riot, or civil commotion;
C. Breakdown of appliances, equipment, or machinery;
D. Loss of public utilities such as water, electricity, and WiFi.
E. Insolvency or bankruptcy;
F. Malicious damage or vandalism;
G. Keeping to any law or governmental order, rule, regulation, or direction;
H. Accident;
I. Weather, including fire, flood, snow, or storm;
J. Other circumstances affecting the supply of services.
K. Noise or disturbance from beyond the boundaries of the Property.
L. Natural disaster.

Governing Law
These terms and conditions are governed by and construed in accordance with UK laws and regulations put forward by The Highland Council.
